1. Can foreigners own property in the Dominican Republic?

Yes. Foreigners can own property outright, with the same freehold rights as Dominican citizens.

 

The process includes selecting the property, signing a purchase agreement, conducting due diligence, transferring funds, and closing with a notary. Working with a qualified real estate agent and lawyer is highly recommended.

 

Local financing can be limited for foreigners, but many buyers use international banks or pay cash. Some developers also offer financing plans for new construction.

 

 

Expats have access to private healthcare, international schools, high-speed internet, shopping centers and beautiful nature with beaches and mountains. Cities like Santo Domingo and communities such as Cabarete also provide English-speaking professionals and amenities tailored for expats.

 

Living costs are significantly lower than in the U.S., Canada or Europe. Monthly expenses typically range from $1,000 to $3,000, depending on location and lifestyle.

 

The country is generally safe for expats, especially in gated communities such as Sea Horse Ranch or Villas Agua Dulce. As everywhere, staying mindful of your surroundings is advised. Street-Traffic can be challenging.

 

Expats enjoy a laid-back Caribbean lifestyle with beaches, water sports and vibrant social life. Cabarete e.g. combines Dominican charm with an international atmosphere. In Samaná you still can enjoy real Carribean atmosphere combined with European touches (Las Terrenas).

 

Property tax is 1% annually on the portion exceeding 10.19 million DOP (about $166,000 USD). Transfer tax when buying a property is 3%.
